Robert A.M. Stern Architects is designing their first oceanfront development and first residential development in Miami Beach in the form of this project. This luxury development in South Beach will include 49 apartments divided into a new 200-foot maritime-style oceanfront tower, the former Cromwell Hotel, a striking Art Deco building, and a new detached house on the beach. Originally designed by Albert Anis and completed in 1949, the legendary Shore Club Hotel is maintained and reinvented by the Auberge Resorts Collection as a five-star boutique resort. Designed by Bryan O’Sullivan Studio, the 75-suite hotel will also serve the residences. Sales started in January and completion is scheduled for 2026. For entry to the private apartments, the historic Cromwell will be transformed into a glamorous entrance and will also offer four duplex units on its upper floors. Meanwhile, the new 18-story round tower will consist of three staggered levels, creating large undulating terraces, with each two-floor plan being unique and different from the other. With large glass walls framing the dramatic ocean views, interiors will reference the materials and shapes of classic yachts, including noble woods like mahogany and oak, nickel and brass accents, cascading walls, and arched windows. Residents will have full access to all the services and amenities of the expanded Auberge resort. Luxurious amenities include a private residential entrance, a private living pool in a lush garden with private cabanas and a pool bar, a 24-hour front desk, and concierge, access to all Auberge amenities and services, including spa and beach club, a fitness club with private gym and personal workout area, meeting suite and dining room, library lounge, children’s playroom, secure underground parking with private elevator and Chauffeur-driven room as well as characteristic auberge restaurants, including a café bar and poolside dining. The price range of each residence will be around $6 million to $40 million for two- to five-bedroom residences, ranging from 2,400 to 10,500 square feet.

This project is a luxury waterfront development that will include 50 luxury condos and 55,000 square feet of resident-only amenities in a 10-story building at Fisher Island. Fisher Island is a private island off the tip of South Beach, accessible only by ferry. This luxury project will be built on the last available lot on the 216-acre Fisher Island. Design features in homes will include 10-foot ceilings with floor-to-ceiling windows to showcase the amazing views from the Atlantic Ocean, Biscayne Bay, and the Miami skyline. These will include private 15-foot-deep terraces, custom-made kitchens with Sub-Zero and Wolf appliances, and two walk-in closets in the master bedroom suites. Residents will be offered private elevators with direct access to their residences and some homes will also have private pools and outdoor kitchens. Pre-sales of homes began in December last year and the formal start of sales took place in the spring of this year. This project is expected to complete by 2026. Luxury amenities for residents will include multiple pools, a fitness pavilion, a variety of restaurants, a beach club on the edge of the ocean, a deep-water marina for yachts and charters, a beauty salon, a spa, a game room, and children’s playground. The penthouse will feature a range of private amenities, including an outdoor lounge area and a private pool. The Fisher Island Club, which operates restaurants and facilities on the island, includes a nine-hole golf course, 17 tennis courts, and four pickleball courts. There is also a luxury spa and fitness center, a beach club, and the historic Vanderbilt Mansion. The prices for each residence will range from $15 million to $90 million for three-to-eight-bedroom units ranging from 3,800 to nearly 16,000 square feet. A 16,000-square-foot penthouse is on the market for $90 million.

Rivage Bal Harbour is Bal Harbour’s first new condo offering in more than a decade. It will offer 61 luxury waterfront residences, including a penthouse in a new 275-foot condominium tower. The 24-story tower features three interconnected glass ovals for maximum views of the water. The open-plan homes will feature an elevator in the unit, custom kitchens with appliances from Sub-Zero and Wolf, bathrooms and cabinets designed by Rottet Studio, a private parking garage with each unit, and terraces with direct sea and Biscayne views of the bay. Pre-sales of the homes began in January this year. The formal sales commenced in spring led by Douglas Elliman Development Marketing. The developers aim to begin the construction of the project before the end of this year. The luxurious offerings of this project will include a fitness pavilion with panoramic views, a hammam spa with hot or cold plunge pools and private treatment rooms, pickleball and paddle ball courts, private food and beverage service, a cocktail lounge, a VR game simulator, children’s playroom, and round-the-clock butler and dedicated lifestyle concierge. The price range for each apartment starts roughly at $8 million for 3,300 to nearly 13,000 square feet, with the penthouses going as high as $65 million.

This boutique development, to be built on the corner of Indian Creek Drive and Collins Avenue in the heart of Miami Beach’s Faena neighborhood, will include 11 luxury apartments in two buildings. These 11 homes include eight condos, one penthouse, and two townhouses. The three-bedroom condos will be housed in a new seven-story building along with a full-floor penthouse. Each residence will feature a wraparound terrace and panoramic views of downtown Miami and Biscayne Bay. The townhouses will be located in a 1930s Art Deco building that has been closed to the public for nearly 60 years. JMH Development will restore and renovate the structure. With Urban Robot’s architecture, interiors, and landscaping, the condos will feature floor-to-ceiling windows and doors, terraces and kitchens with marble countertops, an island, white-painted custom cabinets, and integrated Miele appliances. The townhouses will feature double-height 18-foot rooms with landscaped gardens, summer kitchens, and private terraces. The sale of the project was scheduled to start in March this year, with completion of the project expected in the first quarter of 2025. Luxury amenities for residents include a palm-shaded pool deck with sunbathing areas, a summer kitchen with a barbecue and dining area, an outdoor shower, and direct access to a private beach club. This will be a residence perfect for someone looking for a summer home. The price range for each home will be around $2.5 million to $10 million for 1,750 to 4,800 square feet.

Located just off Biscayne Bay and close to Biscayne Boulevard, this 21-story luxury residential tower will feature 54 waterfront apartments with balconies, as well as 15,224 square feet of communal areas, 148 parking spaces, and 34 storage units. The bespoke residences will have at least two bedrooms, with at least two views of Biscayne Bay. All houses will be corner units, limited to four on each floor of the tower. The six-bedroom penthouse will feature a 1,232-square-foot balcony. None of the apartments is similar to the other in terms of surface, glass line, and balcony-interior-layout ratios. This tower will offer panoramic views of North Bay Village and Biscayne Bay to the east, a public park to the north, low-rise buildings to the south, and views of the water to the west. There will be a pedestrian walkway along Biscayne Bay and luxurious amenities that will include an elevated garden, swimming pool, fitness center, club room, and full kitchen. The sale of the apartments started in January and is expected to close in the first half of 2025. The price range for each residence is around $1.8 million to $16 million for 1,677 to 7,086 square feet, and 3,661 square feet of penthouses.
