Between 2020 and 2022, Miami-Dade witnessed a net loss of 79,535 residents, a revelation unveiled through a meticulous analysis of U.S. Census Bureau data by the Brookings Institution. This marks the first time the county has faced a multiyear population loss since 1970, shaking its demographic landscape. Indeed, the Miami-Dade population decline is starting.

 

Miami vs. Florida: A Peculiar Contrast

Interestingly, this population exodus in Miami-Dade stands in stark contrast to the rest of Florida. While Miami-Dade is losing residents, Florida, as a whole, gained more residents between 2021 and 2022 than any other state in the United States.

 

Why Are People Leaving Miami-Dade?

Now, let’s dive into the four compelling reasons driving residents to leave the largest county in Florida.

 

1. Escalating Home Prices: Since June 2020, home prices in Miami have surged by over 50%. Maria Ilcheva, a research professor at F.I.U, notes that many of those departing belong to the middle-class spectrum. Zillow data indicates a median house value in Miami at around $550,000, but our latest local data reveals a median home value surpassing $620,000.

2. Soaring Rents: Renting in Miami-Dade has become a financial strain, with reports suggesting that residents allocate 30% or more of their income solely to rent. This leads many to seek housing in areas with more affordable price tags. The report further reveals popular destinations for Miami leavers, including Orlando, Tampa, Jacksonville, and Atlanta, boasting average home prices at least $100,000 lower than Miami.

3. Traffic Woes: Miami’s limited public transit infrastructure has led to significant traffic issues. Data from INRIX, a prominent data company, reveals a staggering 59% increase in hours lost to traffic delays between 2021 and 2022.

4. Affordability Challenges: Miami’s annual consumer-price inflation of approximately 6.9% in June has raised concerns about affordability. However, it’s crucial to acknowledge that Miami-Dade remains a hotspot for crypto enthusiasts and tech professionals. Low unemployment rates and rapid business growth paint a picture of an economic boom in the making, with 128,000 business applications filed in Miami-Dade in 2022, as per the U.S. Census Bureau.
